Who We Are

One crew. Every finish. Every kind of building.

Prime Concrete Floors is a full-service concrete polishing, grinding, staining, sealing, repair and coating contractor based in Orange County, CA. We don’t specialize in just one finish or one type of building — the same crew that grinds and polishes a 30,000 sq ft warehouse floor also seals a homeowner’s patio the following week.

That breadth is deliberate. Most companies in this category either narrow down to one niche or blend residential and commercial messaging together in a way that serves neither well. We built Prime Concrete Floors to cover the full process — grinding, densifying, polishing, staining, sealing, repair, dust-proofing, overlays and stamped concrete — under one clearly organized company, for residential, commercial and industrial clients alike.

Polished Concrete

A named finish scale, not a guessing game.

Most companies in this category describe polished concrete as “matte to high-gloss” with no real scale. We use a clear Level 1–4 system so you know exactly what you’re ordering, before the crew ever shows up.

1

Matte / Honed

A flat, low-sheen finish. Common in industrial and warehouse floors that prioritize function over shine.

2

Low Sheen / Satin

A soft satin reflection. A common middle ground for retail floors and offices.

3

Semi-Gloss

Noticeable reflectivity without a mirror finish — popular for showrooms and commercial kitchens.

4

High-Gloss

A full, mirror-like reflective polish — the showroom-grade finish for lobbies and flagship retail.

Work that keeps your business open.

Facilities and property managers don’t have the luxury of shutting down. We schedule commercial and industrial projects in phased sections, with night and weekend crews available, so your warehouse, retail floor or restaurant keeps operating while the work happens around it.

  • Phased, section-by-section scheduling on live facilities
  • Night and weekend crews available on request
  • Multi-site and repeat-account capability

Residential

Beautiful concrete, inside and out.

For homeowners, we polish, stain and seal interior floors, patios and driveways, and handle crack or spalling repair on existing concrete. Garage floors are part of that same residential work too — polished, stained, sealed, or finished with a garage epoxy coating, all handled by the same crew as one offering among many, not a separate specialty.

Want a fast, garage-only epoxy install? Our sister company, 1Day Garage Epoxy specializes in flake, metallic and solid-color epoxy systems installed in a day. For garage epoxy alongside other concrete work on your property, Prime Concrete Floors handles it directly — see Garage Epoxy Coating.

Why Prime Concrete Floors

The differences that actually matter.

Across the concrete-polishing companies we researched in this market, a few gaps show up again and again. We built this business to close every one of them.

True Full-Service Breadth

Grinding, densifying, polishing, staining, sealing, repair, dust-proofing, overlays and stamped concrete — one company, not a patchwork of subcontractors.

5-Year Warranty, Stated Plainly

Most companies in this category state no warranty term at all. Ours is a specific number, stated the same way on every page.

A Named Finish-Level System

Level 1–4, matte to high-gloss, so you and our estimator are always talking about the same finish.

Built by an Operator Who Knows This Industry

Our team has built and ranked concrete-polishing businesses to page-one search results before — we know this industry from both the slab and the search results.

How It Works

Three steps, every project.

The same process whether it’s a 400 sq ft living room or a 25,000 sq ft warehouse.

1

Assess, Repair & Prep

We evaluate the slab for moisture and cracking, repair any spalling or structural issues, then diamond-grind to open the surface for whatever finish comes next.

2

Densify, Polish, Stain, Seal or Coat

Based on your goals and building type, we apply the right combination — a densifier and named polish level, a decorative stain, a sealer tier, or a coating system.

3

Guard, Cure & Walk-Through

A final guard coat or sealer locks the finish in. Final walk-through together, and your 5-Year warranty in writing.

Common Questions

Straight answers, no upsell.

How much does this cost?

See the Pricing section above for directional $/sq ft ranges by service, plus small-residential, mid-size-retail and large-warehouse worked examples. Most companies in this category make you request a quote just to hear a number — we'd rather you have a real range before you call. Every final quote is fixed and given in writing.

How long will my project take?

Timelines depend on service and square footage — a small residential room typically runs 2–5 days, a mid-size retail floor 5–7 days, and larger warehouse projects are scheduled in phased sections. Commercial and industrial clients can request night or weekend crews to avoid any shutdown.

Is polished concrete slippery?

It depends on the finish level and any additive used. Higher-gloss finishes (Level 3–4) can be more reflective without necessarily being more slippery than a Level 1–2 finish, and a slip-resistance additive can be broadcast into the topcoat or sealer for wet areas or code-driven applications. We'll walk through the gloss-level and slip-resistance trade-offs at your estimate.

What maintenance does my floor need?

Polished concrete needs regular dust-mopping or auto-scrubbing with a pH-neutral cleaner, plus periodic diamond burnishing and sealer or stain-guard reapplication every 1–3 years depending on traffic. To be direct: no concrete finish is truly "maintenance-free" — any company that claims otherwise is oversimplifying. We'll give you a real, honest maintenance schedule for your specific finish.

Do you offer a warranty?

Yes — a 5-Year warranty, stated the same way on every page of this site. Only a small minority of companies in this category state a specific warranty term at all; most use vague language like "lifetime guarantee" with no real number. Ours is a plain, specific term with written exclusions. A claim generally covers a defect in our own workmanship or materials — cracking, delamination, or premature wear tied to how we prepped or finished the slab — showing up under normal use; it doesn't cover damage from someone else's work, misuse, or a structural issue unrelated to our finish. If something looks off, call us — we'll come inspect it and repair anything that's a covered issue.

Can you remove my existing tile, vinyl, or old coating first?

Yes — floor removal and demolition is its own named step in our process, not something buried inside "prep." We can remove old tile, vinyl, carpet glue, or a failing epoxy coating before grinding and refinishing the slab underneath.

Do you handle moisture issues in the slab?

Yes. Moisture testing and mitigation is a named capability, not an afterthought — it's one of the most common reasons a coating or overlay fails prematurely, so we test for it before recommending a finish.

Can you work around our business hours without shutting us down?

Yes — this is a standard part of how we schedule commercial and industrial work. We section large floors and work one area at a time, and offer night and weekend crews so your retail floor, restaurant, or warehouse keeps operating.

Are you licensed and insured?

Yes — CSLB #PLACEHOLDER-000000, licensed and insured. We'd rather you verify it yourself than take our word for it.

What's the difference between polished, sealed, stained, and coated concrete?

Polished concrete is mechanically ground and honed to a named gloss level with no topcoat added. Sealing adds a protective acrylic, epoxy, polyurethane or penetrating layer over existing concrete. Staining adds color into or onto the surface, usually finished with a sealer. Coatings (epoxy, polyaspartic, metallic) add a full resinous layer on top of the slab. We'll help you pick the right one for your space and budget at your free estimate.

How soon can you start after we accept a quote?

It depends on scope, season, and how much prep or repair the slab needs — we'll give you a real target start date at your estimate rather than a vague "we'll call you." Commercial and industrial projects that need to move fast can often be prioritized.

Do I need to be on-site the whole time, and do you clean up afterward?

For residential jobs, no — once we've walked the scope together, you don't need to be there for every hour of the work. For commercial and industrial sites, we coordinate access directly with your facilities team. Dust control (our grinding equipment runs with dust-collection attachments) and a full cleanup at the end of each phase are part of every job, not an add-on.
